Robert Coffman is the founder/owner of Coffman Home Inspections LLC, an Oklahoma-Licensed Home Inspector, an ICA Certified Professional Inspector with qualifications in home, well and septic, and swimming pool. He is committed to providing excellence in home inspection services to assist his clients in assessing and maintaining the value of their real estate investments. Robert was born and raised in Guthrie, where he currently lives with his wife Dana and his three children. He has over 30 years of utility background before dedicating himself to home inspections. Robert is honored to serve the entire Oklahoma City Metro and surrounding areas with the very best home inspection services. When he is not working, he enjoys spending time with his family and their dog Sandy.

Buyer’s Inspection

This inspection service is a visual, non-evasive inspection of the homes overall condition. We carefully inspect the most visible and readily accessible areas of the property while sending you a full digital report of our findings within 24-48 hours of completion.

We will inspect the following components:

  • Attic, Insulation, and Ventilation

  • Electrical System

  • Heating and Cooling Systems

Pre-Listing Inspection

When you have a home inspected before you put it on the market, you are doing yourself a huge favor for a number of reasons. Perhaps most importantly, you’ll learn about potential defects in the home’s construction that you weren’t previously aware of—giving you a chance to communicate this knowledge with prospective buyers so that trust is established at the onset of negotiations. You’ll also have chance to make recommended repairs to ensure that prospective buyers aren’t discouraged to the presence of correctable issues.

New Construction Phase

For the inspection services, we’ll investigate the condition of the home while it’s still under construction. Ideally, this inspection should take place in several different phases.

New Construction Inspection

This inspection will take place before the builder schedules a final walk through. We will inspect the newly constructed home. We will be looking for safety issues and other deficiencies that you will likely want corrected before closing on the home.

Loan Draw Inspection

This inspection service can be an asset to the successful and timely construction of a home. We will review the loan agreement about specific budget restrictions before we perform a comprehensive inspection. We will make sure that lender’s terms are not violated to avoid litigation and construction is able to be completed on time.

Pool Inspection

We will inspect the pool’s mechanical systems, basic structure, and accessory components to ensure that no repairs are needed and that the pool is safe and operational.

Re-Inspections

We will inspect deficiencies found in prior inspection to make sure proper repairs were made and making sure repair work has not caused separate issues.
